Serviced office, managed office, coworking or traditional lease? Compare costs, contract lengths, what is included and which option makes sense for 10, 20 and 50-person Manchester teams.

Businesses looking for office space in Manchester now have far more choice than simply signing a conventional commercial lease.

You can use coworking on the days your team comes together, take a ready-to-use serviced office, create a more bespoke managed workspace or lease an office directly from a landlord.

Each route solves a slightly different problem.

A conventional lease gives a business significant control over its space, but usually requires a longer commitment, upfront investment and responsibility for running the office. Flexible workspace costs more on a simple per-square-foot basis, but can bundle furniture, utilities, business rates, internet, cleaning and building services into one monthly payment.

For a growing company, the most important question is therefore not necessarily:

Which office has the lowest headline price?

It is:

How certain are we about what our team will need over the next few years?

That uncertainty matters. Founders regularly question whether committing to permanent office space too early simply shortens runway, while current flexible-office discussions also show how difficult it can be to exit a workspace when a company’s requirements change before its contract ends.

What is a coworking space?

Coworking gives employees access to a shared workplace without providing the business with a conventional private office.

Depending on the membership, you may use any available desk, have an allocated desk or simply access the space for a set number of days each month.

Manchester had 128 flexible workspaces in CoworkingCafe’s Q2 2026 dataset, making it the largest coworking market outside London. The median starting monthly coworking membership was £197, compared with a UK median of £170.

That makes coworking considerably cheaper than taking ten dedicated desks in a private serviced office, particularly if your team only comes together on certain days.

Advantages of coworking

Coworking keeps commitment and upfront costs low. The operator provides the furniture, internet, communal facilities and general office infrastructure, while the company pays for access.

It can work particularly well when a business is still deciding whether it wants a permanent office or when employees only attend a few days each week.

Disadvantages of coworking

The trade-off is control.

Your employees may not sit together every day, confidential calls usually require phone booths or meeting rooms, and shared meeting space can become an additional cost.

It can also become less practical as a team grows. Buying 20 coworking memberships may technically be possible, but if those 20 people regularly need to collaborate as one company, a private office may provide a much better working environment.

Coworking is therefore usually most valuable when flexibility matters more than having a permanent company space.

What is a serviced office?

A serviced office gives your business its own private room or suite while the office provider runs the wider building.

Manchester serviced offices are normally furnished and ready to occupy. The monthly fee will often cover the workspace, furniture, internet, utilities, business rates, cleaning, maintenance and shared facilities. Meeting-room use, parking, storage, printing and specialist connectivity can still be charged separately.

A realistic 2026 Manchester serviced-office budget is around £400 per desk per month, with mainstream private flexible offices generally ranging from approximately £250 to £500 per desk. Premium new buildings can exceed £500, while fringe locations can fall below £250.

Advantages of serviced offices

The biggest attraction is simplicity.

A company can move in without buying furniture, installing broadband, arranging cleaning or managing utilities.

Serviced offices also make changes in headcount easier. If your 10-person company becomes a 15-person company, you may be able to move into another office in the same building instead of relocating completely.

ManchesterOffices says the average initial flexible-office licence is around 12 months, although some providers accept agreements as short as one month. Businesses can sometimes move into a larger suite within the same centre if they grow more quickly than expected.

Disadvantages of serviced offices

You pay for the operator to provide that flexibility and convenience.

There is also less control over the workspace than you would have with a managed office or conventional lease. Furniture, meeting rooms, kitchens and communal spaces may all follow the operator’s design rather than your own brand.

At larger team sizes, paying a per-desk rate can also become expensive enough that managed and leased alternatives deserve closer comparison.

What is a managed office?

A managed office sits between a conventional serviced office and a traditional lease.

The company usually occupies a more self-contained space and has greater control over layout, furniture, meeting rooms and branding. The workspace provider then handles much of the fit-out and ongoing property management.

Knight Frank describes managed space as a private, customised workspace where the operator can cover rent, fit-out and services through a fixed monthly cost. It provides more control than a serviced suite but generally less short-term flexibility.

ManchesterOffices similarly positions managed and self-managed offices as an option for growing teams that want more privacy and control without the operational complexity of leasing.

Advantages of managed offices

Managed offices make more sense once the office itself starts becoming part of how the company operates.

A 25 or 40-person team may want internal meeting rooms, its own kitchen, dedicated collaboration areas, branded walls, specific desk layouts and greater control over access.

The company gets that more permanent environment without necessarily needing to employ people to manage utilities, facilities, fit-out and the wider property.

Disadvantages of managed offices

They generally require more commitment than standard serviced offices.

They also take longer to prepare because the space may be configured for the occupier rather than being ready on the day it is viewed.

Prices are less straightforward too. A managed quote might include dedicated meeting rooms, bespoke furniture and fit-out that another provider prices separately.

Current Manchester listings illustrate just how broad this category can be. Examples marketed as managed space include larger suites at 55 Princess Street from around £162 per desk, Waterhouse on Spring Gardens at around £483 per desk and Clarence House at around £536 per desk. These are examples rather than a market average, but they show why the specification of the whole suite matters more than simply comparing one headline desk rate.

What is a traditional office lease?

A traditional lease means renting commercial premises directly from a landlord.

Instead of paying an operator a single monthly workspace fee, your company takes greater responsibility for the premises.

Manchester conventional office rents are normally quoted per square foot per year. Current 2026 evidence puts prime Manchester city-centre rents at approximately £45 to £48 per sq ft annually. Central Core Grade A guidance sits around £35–£45.50, Spinningfields around £34–£40 and Manchester Airport around £23–£28.

The rent is only one part of the actual cost.

Business rates, service charges, fit-out, furniture, utilities, internet, cleaning, maintenance, insurance and professional costs may all need to be budgeted separately.

Advantages of a traditional lease

Control is the main attraction.

A leased office can be fitted specifically around the company’s brand, security requirements, meeting needs and working style.

Once setup costs have been absorbed, a conventional lease can also make financial sense for an established company that knows it will occupy the same amount of space for several years.

Disadvantages of a traditional lease

The business takes on significantly more risk if its requirements change.

Knight Frank notes that conventional leases normally involve at least a three-year commitment and do not provide the same ability to expand or contract space during the term. They can also involve fit-out, legal fees, professional fees and dilapidations at the end.

For a business that does not know whether it will employ 30 or 60 people in two years, that certainty can be difficult to justify.

Still have questions? We’re here to help you!

What is the difference between coworking and a serviced office?

Coworking normally gives individuals access to shared working areas. A serviced office gives the business its own private room or suite while shared amenities and building services are managed by an operator.

What is the difference between a serviced and managed office?

A serviced office is normally already fitted and ready for immediate occupation. A managed office provides greater control over layout, furniture, branding and dedicated facilities, while a workspace provider still manages much of the property.

Are managed offices more flexible than traditional leases?

Generally, yes. Managed offices sit between short-term serviced space and conventional leases. They usually provide more flexible commitments and less operational responsibility than leasing, but less ability to move or resize quickly than a standard serviced office.

Is coworking cheaper than a serviced office in Manchester?

The headline cost normally is. Manchester’s Q2 2026 median starting coworking membership was £197 per month, while the city’s flexible private-office benchmark is around £400 per desk. However, coworking provides shared access rather than a dedicated team office, so the products are not directly equivalent.
